Senior Manager – HVAC Operations

Purpose of Position

The Senior Manager – HVAC Operations directly leads field Building Automation System Administration, Recommissioning, and HVAC system maintenance for our national medical office portfolio. This role provides continuous leadership to our Operations department, ensuring the engineering staff is trained and equipped for all daily and seasonal duties.

This is an action-oriented role, responsible for organizational effectiveness – adept at performance analysis to make data-driven decisions in support of the mission to serve our medical tenants. Daily duties may require field assessment, monitoring and prioritizing work, planning preventative and predictive maintenance, scheduling, and directing internal and external resources.

This position serves as an integral member of the Facilities Leadership team, which is comprised of a group of professional team-oriented, communicative, and driven individuals united by the mission to serve our medical office portfolio. The Building Engineering team is approximately 120 skilled trades and professional level maintenance staff.

Essential Responsibilities

  • Lead the identification, creation, development, negotiation, and execution of opportunities to secure new cost competitive sources of energy saving measures
  • Experience in managing multiple projects and collaborating with all internal and external suppliers, developers, and regulators
  • Understand, research, and learn new product lines/updates
  • Demonstrated building maintenance experience of various building systems: examples – mechanical, electrical, refrigeration, HVAC controls.
  • Demonstrated experience maintaining and operating building automation systems, hardware and software, system administration.
  • Demonstrated experience with diagnostic and recommissioning processes.
  • Demonstrated construction experience in a medical office environment: hands on project and construction coordination.
  • Read, Understand, and mark up mechanical plans.
  • Determine required parts and materials for field repair/replacement/install that meet the needs and specifications of the project
  • Ability to remote test operation and troubleshoot with field technician
  • Ability to work independently or as part of a team
  • Must be willing to work flexible hours including occasional overtime, out of town, and on-call rotation
  • Ability to travel as needed (20% to 25% at times)
  • Other duties as assigned

Minimum Requirements

  • 7+ Years in the HVAC Industry
  • A strong understanding of ASHRAE and BOMA Standards
  • Troubleshooting skills; methodical approach to problem-solving; an analytical mindset combined with the ability to problem solve.
  • Demonstrate knowledge of all mechanical systems, components, sub-systems, and theory
  • Demonstrate basic knowledge of control theory, automatic temperature controls, and building automation systems
  • Strong verbal & written communication skills
  • Ability to read, create, modify prints and diagrams
  • Must have time management skills and the ability to work on multiple projects at once while meeting deadlines
  • Strong computer skills, including Microsoft Office Suite programs; understanding of web-based technology; comfort with smartphones/tablets
