Maintenance Manager

Purpose of the Position:

This position is responsible for the regional oversight of a Commercial Medical Office Building portfolio, based out of South Florida, that includes Alabama, Georgia, Tampa, Orlando, Miami and surrounding areas. The primary role of the position is the implementation and general execution and oversight of the engineering staff and maintenance programs for the portfolio. The Maintenance Manager is responsible for the coordination, communication and management for a staff of 25+ local Building Maintenance Engineers and other contracted resources to ensure the proper efficient operation and maintenance of all properties and facilities within a specific market.

Essential Functions and Responsibilities:

The Maintenance Manager is responsible for providing the technical expertise and building systems knowledge required to direct all aspects of engineering related to the company’s real estate assets.

  • Oversee, coordinate and perform preventative maintenance and maintenance repair task, and light duty construction associated with physical structures, plumbing systems, all aspects of HVAC operation, electrical distribution and other various building systems found in commercial MOB’s.
  • Assist in the formulation and implementation of safety policies, processes and procedures related to the daily maintenance operations of the facilities. Leaderships and participation in safety program, knowledge and skills training and various administrative programs for the tracking and management of the assets
  • Provide input and regular communication the Property Manager Director of Engineering Services and Regional Construction Manager on repairs, projects, operational and capital expense budgeting.
  • Provide Oversite and coordination of vendors for capital and tenant improvements when working on site
  • Evaluate plans contact vendors and assist in formulation of budgets for capital and tenant improvements.
  • Conduct orientation of new vendors working in building for any construction management
  • Create and implement required daily, weekly, monthly, semi-annual, and annual required building inspections, and institute required corrections and/or Preventative Maintenance systems and schedules as needed.
  • Oversee and Work with Chief/Engineers, subcontractors and vendors as required to carry out the various responsibilities of such 3rd party services.
  • Staffing and managing all personnel aspects of the regional engineering team.
  • Managing building maintenance staff coverage for properties under supervision.
  • Implementation and training of the company’s technical resources and electronic platforms, preventative maintenance and electronic work order systems.

The position requires independent physical work, the ability to effectively supervise and lead others, to include training and completion of corporate initiatives related to employee and property improvements.

  • High school and Technical or Trade Engineering background. BOMA RPA, FMA or SMA preferred.
  • 7 years of experience in the administration and maintenance of commercial office building environments including demonstrated management aspects of positon.
  • 5 Years of experience working on commercial building HVAC systems
  • 5 years experience managing employees in a service-oriented position or environment
  • Experience working independently with little, or no supervision required.
  • Proficient in MS Office, Intermediate knowledge of building automation and sequencing.
  • Ability to comprehend and use technology to aid in the management of duties; Computers, Mobile Smart Phone, Energy Management Systems and diagnostic equipment.
  • Ability to manage multiple projects as well as a continuous improvement mindset
  • Outstanding written/oral communication skills required-Bilingual (English/Spanish) preferred.
  • Outstanding customer service skills required.
  • Ability to climb and work from ladders, man hoists or lifts, and the ability to lift and carry heavy loads (up to 50lbs.),
  • Must be willing to assist at other properties within the portfolio from time to time as needed.
  • Ability to work on call and weekends when required.
  • Frequent travel within portfolio area as required.
  • Valid Driver’s License
