Expense Analyst

Position Overview

The Expense Analyst will be a member of the FP&A team and will provide analysis of properties focusing on property expenses, will assist in the creation of metrics and other tools to analyze operating expense, and will be involved in the budgeting and forecasting process.  The ideal candidate for this position is highly motivated with a strong desire to learn and able to work as part of a dynamic team in an evolving environment.

Essential Responsibilities

  • Analyze property operating expenses based on property groupings (by campus, market, etc.) and building type, location, occupancy and other property characteristics to identify favorable and unfavorable trends
  • Prepare metrics to identify opportunities for improvement and efficiencies
  • Preparation of recurring reporting on property operating expenses
  • Participate in the budgeting and monthly forecasting process
  • Prepare ad hoc reporting and analysis as needed
  • Perform other duties as assigned

Skills and Requirements

  • Bachelor’s Degree or higher in Finance, Economics or related field
  • Intermediate to advanced Excel capabilities
  • Excellent deductive reasoning and problem solving skills with the ability to effectively summarize and present results of analysis/research
  • Strong attention to detail with a focus on accuracy
  • Excellent verbal and written communication skills
  • Ability to work independently and prioritize effectively in a fast-paced, dynamic environment
  • Ability to handle multiple projects simultaneously
  • Team player; willingness to help department meet goals and responsibilities
  • Ability to work with individuals of varying levels of responsibility
