Capital Projects Manager – Construction Management

PURPOSE OVERVIEW:

The Capital Project Manager reports to the Corporate VP, Facilities Capital & Construction Management. The position is responsible for providing leadership for large scale Capital Improvements. The position requires an individual who is knowledgeable in construction, both ground up and tenant build out of medical office space. The individual must be comfortable giving direction to vendors, tenants and staff as related to the construction and construction management for all types of capital improvements on Commercial Medical Office Buildings. The position requires working with a team of peers within the organization as well as service providers to establish budgets and manage work to a successful completion. This position also requires the ability to communicate effectively and keep accurate records through various technology systems including SharePoint, Procore, Salesforce, Avid and Angus, MS Project Schedules and other systems as required, training provided.

Essential Functions:

  • Preparation of capital Improvement construction budgets
  • Regular project status reports
  • Leading Progress meetings as owners representative
  • Updating of various tracking systems for construction management
  • Contract management including document preparation guidance and review; lead bid process of contract services and construction work – preliminary bid analysis
  • Review & Approve invoices for payment and approval.
  • Manage multiple projects simultaneously, while ensuring new budget request are completed timely, new projects are started and managed with a sense of urgency and completed projects are properly closed out, on time and on budget.

Regular Task Associated w Tenant & Capital Improvements

  • Assume leadership of specific capital improvement projects as assigned, including but not limited to: conceptual designs, budgeting, proper permitting, bidding and contracting, managing, approving and reconciling cost.
  • Manage expectations and logistics of multiple vendors across various asset locations in all markets while ensuring that building standards as well as building policies and procedures are adhered too.
  • Create “scope of work” documents for contracting in lieu of architectural plans when necessary and appropriate.
  • Track and record all critical path information related capital improvement projects assigned
  • Develop and enhance relationships with owner representatives, clients, existing tenants, property management staff and vendors.
  • Work with asset management staff, clients, designers and engineers to provide conceptual budgets, schedules and solutions for various capital construction projects.
  • Create milestone timelines for projects and ensure completion dates are realistic and achievable.
  • Review plans to assure documents are consistent with expectations, applicable lease requirements, building standards and all applicable codes.

Travel Requirements (1-3 times per quarter) to perform such task as:

  • Project Progress Meetings and Site visits
  • As needed for proper oversight of capital improvements needed or as directed

MINIMUM REQUIREMENTS:

  • HS diploma or equivalent & relevant experience in medical space construction management
  • Prior Construction Management experience preferred in commercial construction or medical.
  • Proficiency in Microsoft Office, including Word, Excel and Outlook
  • Knowledge of ProCore, SharePoint, Salesforce, Angus, and/or Avid is desired but not required training can be provided
  • Excellent oral and written communication skills required
  • Must work well under deadlines; handle high volume of work; prioritize workflow as needed
  • Detail-oriented; able to handle multiple projects with extreme professionalism.
  • Professional demeanor and ability to discreetly handle confidential and time-sensitive information
